This time of year the Property Press thins out dramatically, listings on Trademe are down and stock is limited. The common thread to this decline is “Winter”. Of course we all feel better about our homes during the summer months when we can fling open the windows and allow that summer sun to stream in. Over spring you’ve got the garden and grass in tiptop condition which are looking splendid, that veggie patch you planted has started producing and you’ve water blasted the front path and made those windows sparkle, all in anticipation of putting your home on the market…………..but wait, the Property Press is getting thicker, Trademe numbers are up and “For Sale” signs are appearing everywhere. All of a sudden there’s lots of competition on the market, hummm, seems like everyone else had the same idea.
Think about it, why not consider selling in the winter , there’s considerably less competition, buyers certainly haven’t gone into hibernation…….. our over flowing auction rooms confirm that! The colder months of the year gives vendors more opportunity to achieve a better result, supply is down while demand is high , thus making it a seller’s market. Your home can be just as appealing during the chilly months by having your open home at a time that works for the winter sun, turn that fire or those heaters on, make it all inviting, warm and cosy. If buyers like your home in the winter, they’ll easily be able to see they’re going to love it in the summer!
